Number of Units: As of September 2005, 280 units completed and sold,
with 96 additional homes under contract/ construction, and two high-rise towers
underway. Total units will be 1016 when built-out.

Status of Governance: Both homeowner association and golf membership
will be under control of the developer until turnover (est. 2010). Developer has
permitted formation of separate elected committees representing homeowners and
golf members, these committees holding scheduled meetings with management twice
annually.
A separate Property Owners Assoc. was formed by over 100 owners in 2004 to
deal with the developer on density issues and other matters. A mutually
agreeable contract was achieved in March of 2005. ECCL provided assistance in
those dealings.
Size and Scope: The West Bay Club site includes 868 acres, 509 of which
are Estero Bay preserves that will remain untouched and undeveloped. The
development will have nine distinct neighborhoods featuring a variety of
estate homes, grand villa homes, single-family homes, carriage homes,
and residential high rises.

2007: West Bay Club is proposing to add an outdoor Boat/RV Storage Facility with
78 storage slips on Kings Road. The net affect on traffic on US 41 east of Kings
Road is estimated to be zero.
