Meeting called to order.
Approval of the minutes of the July 13th meeting were called
for. A motion to approve the minutes was made, seconded and
carried unanimously. Minutes were approved with no changes.

Presentation by: Greg Toth, Select Realty and Pavlik Design
Discussion:
This is a return project located at the southwest corner of
Corkscrew Road and I-75 consisting of the dealership. Roof
elements and lines were changed to reflect the Mediterranean
style wanted. Color palette changed to earth-tones. Seating has
been added for pedestrians around the fountain area. Picnic
areas added by the pond and on the corner. Access on the site
plan has been softened and landscaping added. Trellis’s has been
added. Have shown all elevations of the project. Lighting is now
Mediterranean style; however, not as much shielding is provided
by this type of fixture. This fixture is not allowing 0.0 50’
out at the property line. Light spills beyond and they are at
0.1. However, this is on the I-75 side of the property where the
highway lights are. Would like support from the EDRC with the
County to allow these new style of lights that are more
compatible with the Mediterranean style architecture. EDRC
agreed we should support the lighting plan in light of the I-75
interchange lighting although it does not meet the 0.0.
Elevation #2 has trellis’s which stand out from the base of the
building, 8’-10’ high, but braced to the building. This is not
reflected on the plans but applicant agreed to do so.
Landscaping on elevation #4 was discussed. Suggested sabal palm
groupings on building perimeter in groups of 3’s and 5’s.
Applicant agreed. Roof tile has not yet been chosen but will be
standard barrel type. Suggested and applicant agreed to add a
mixture of cornices and corbels between wall and soffit.
Applicant agreed to add on Elevation #2 banding on far left
element and center tan element (similar to elevation 1 banding).
Lights will be staggered. Total candlepower 58-60. Fixtures will
be black. Applicant indicated almost 45-50% of the lights are
off after hours. Landscaping – 1 ½’ berm with double hedge row
and palms on perimeter. Have added ixoras and annuals in
islands. Undulated the pond. Applicant requested variance from
County as they were under impression they needed 5 trees per
35’. Wants to create view windows along I-75 perimeter and use
more landscaping along Corkscrew Road and Island Walk perimeter.
Variance is not necessary. EDRC suggested clusters of palms,
using 10-12 sabals in groups. Suggested to use shady lady and
black olives instead of elm. Suggested Queens Crepe Myrtle
instead of regular crepe and ixora nora grant instead of maui as
they don’t seem to do well in commercial projects. D buffer and
5 trees per 100’ along I-75 with double hedge row. Agreed to
send revised landscaping plan to committee members to review,
but does not need to return.
Comments/Suggestions:

Applicant: Paradise Shoppes of Estero – Phase 2 – cancelled

Presentation by: Tom Schneider of Simon Property Group
Discussion:
This is a return project presented last month. Simon Design
Review Authority is reviewing the projects for Coconut Point.
However, some of the parcels have gone into the County without
being presented to EDRC. Tom is working to change this
immediately. Simon wants to comply with EDRC and County regs.
Requested we consider what Muvico showed last month as an
informal presentation. Tom indicated banks and restaurants will
be coming thru the review process soon. There are 18 acres of
outparcels and each will be presented.
Blue mosaics were added to the front elevation of the
theatre. These are being designed, but will be geometric. Agreed
to submit to EDRC for review. The “Muvico” signs are a metal
scroll work. The coping at the front top of the building has
been thickened up. Rear elevation facing Sandy Lane has a screen
wall that pops out. Tower elements added and they have varied
the height and depth of the building. Windows were added. Sign
is back lit with no spillover. Nothing is animated or sparkling.
Stenciling added along top and stairs coming down on the rear
elevation. Security is provided by Simon 24 hours a day, 7 days
a week. Sheriff’s substation still possible. Theatre provides
valet parking. The “16” on the sign indicates the number of
screens and is part of the sign. There are poster cases along
the side elevations to indicate what movies are playing.
Comments/Suggestions:

Other Business:
Tom Schneider agreed to meet with Tom O’Dea and others from the
Committee to set up a meeting to review the procedures for
review for the Coconut Point project. Tom intends to contact
Pete Eckenrode and possibly Mary Gibbs to free up any pending
DO’s. Simon is willing to present as often as necessary. Tom
suggested that Joe McHarris can provide updates as necessary.
Committee concerned about lack of review for the development
orders on the big box buildings. Indicated the CD provided last
month very helpful; however, committee wishes to review and make
suggestions. All parties agreeable to an informal meeting to
review the Market Place after procedures are reviewed. Tom
Schneider stated that package presentations are difficult to
make in a project the size of Coconut Point. Signage and
landscaping cannot always be brought in at the same time as the
rest of the project. May need individual reviews.
The Estero website was discussed. Kim Dailey of Papyrus
Document gave a brief overview and requested everyone review the
site and provide input. Gordon agreed to sit on the website
committee. The site is esterofl.org.
