Comments/Suggestions:
Entry arch feature could be deeper to provide greater impact and meaning
to the feature
Suggest re-design of arch to allow for tile roof or some other solution
to maintain consistent roof material
Verified that drainfield in front is relatively flat as related to the
F.F.E. of the building (we do not want a large hump in the front of the
building)
Verified that mechanical units will not be visible from roof
Upgrade tree sizes to 45 Gallon, 14’ – 16’ ht., 6’ spread
Suggest taller palms be added and match height of blank walls on front of
building
Address space for additional palms (between building and drainfield)
Plan does not meet county requirements for native shrubs.
Outside storage unit and dumpster must be buffered by plants as well as
proposed decorative wall/fence
Wall-illuminating lights (under eaves) OK
Extra-long row of parking spaces likely acceptable due to space
limitations
Request paint color of overhead door to match building
Possibly redesign building-corner tower area as it currently conflicts
with arched entry statement in style
If a monument sign is added, surrounding landscape at base will be
necessary

The EDRC made the following Comments/Suggestions:
The gas station site plan was determined to meet the setback requirements
in the zoning resolution which does precede the
Estero Community Plan code;
the landscape and architecture requirements still are in effect and have not
been met by the plan submitted.
Request building accents NOT be red (shall be a more neutral color than
presented sample) and consistent with theme illustrated by the Estero
Overlay (Chapter 34-1042).
Landscape provisions are not adequate and do not meet the requirements
for Gas Stations/Convenience Stores as defined by the LDC Chapter 34-1042.
Requested change to tile roof vs. standing seam metal
Clarified code requirements for glass/wall ratio; windows on north
elevation will be much smaller than shown on plan
Suggest removal of applied columns on building (was suggested by county,
but committee feels it makes the building too busy); suggest achieving
similar effect via scoring, texture and coloration
Signage to be redone on plan (applicant agrees to submit new sign
package)
LDC requires minimum 5’ wide strip of green area between building and
parking lot. Required commercial building perimeter landscaping does not
meet the requirements of the LDC (50% of required area must be in the front
of building).
Parking spaces in landscape buffer at south end of site (facing Corkscrew
Road) are unacceptable and must be buffered.
Type “D” buffer on south end of site must be 20’ wide (plan shows buffer
to be approximately 15’ wide)
Initially questioned lack of pedestrian linkage to Corkscrew Road; is not
planned due to large swale along Corkscrew Road, Pedestrian linkage show on
plan is acceptable
Additional pedestrian linkages and pedestrian/open space amenities would
be helpful and required (bike rack, outdoor seating, etc.).
Suggest increased density of trees in green space at south end of
building
Suggest canopy and buffer trees be upgraded to 45 Gallon, 14’-16’ ht., 6’
spread
Dumpster must be buffered by plant
Old Business
The wording in the EDRC application has been changed to require all
submitted drawings be prepared by the appropriate professionals. (Registered
Landscape Architect must prepare landscape plan)
Committee will review and approve minutes from prior month at start of
each meeting.
Request in submittal application to receive renderings, floor plan and/or
roof plan to support elevations.
Embassy suites re-submitted a revised landscape plan per the instructions
of the committee. The committee will submit a letter to allow D. O.
submittal with the stipulation that the EDRC has an opportunity to provide
additional landscape and architectural review.
Next EDRC Meeting Will be Held on Wednesday, February 11, 2004
