Meeting called to order.

Approval of the minutes of the June 13th meeting was called for. A motion to approve the minutes was made, seconded and carried unanimously. Minutes were approved with no changes.

Applicant: Vines Commercial Center

Location: US41 & Vintage Parkway at the entrance to The Vines

Fee: Not Paid

Discussion:
The project is to excavate and remove old debris to make the land suitable for future development.

All EDRC members are in favor of the project and approve.

Applicant: Coconut Trace Plaza

Location: Between US41 and Lynden Drive.

Fee: Paid

Presented by: Bill Edwards, 361 Group Construction Services, Inc.

Discussion:
Bill Edwards presented revised plans for the Coconut Trace Plaza with changes recommended by the EDRC which include:

Moved dumpster further from the building, added a dome on tower, turned up color intensity of the building, eliminated the store front appearance, mostly fire egress on east elevations, added window elements & banding. The tower houses the elevator with stairs wrapped around the tower, additional set of covered stairs to the second floor.

Comments on architectural included:

Nice massing, significantly improved, building looks more broken up.
Like the dome tower, may require more articulation on the dome roof and the roof material must be compatible with the rest of the building color scheme.
Put a little bit of banding below dome roof and additional detailing on sides.
Recommend 8-inch offset, at left on east side of tower on building color change.
Under double balcony, add brackets to look like its being supported.
Railings need to be broken up in 2 or 3 elements by adding posts or columns.
South elevation needs architectural treatment, maybe put the quatrefoil on the corner or add a window.

Landscaping:
The walkway in the island of the parking lot was modified, added clusters of royal palms & sable palms at the building corners, hollies & royal palms added to the front building corners, a few royal palms were added on front at the building breaks, also a walkway was added, bulked up landscaping & shrubs along sidewalk, site maxed out for landscaping.

All EDRC members were in favor of the approval with the condition that signage and lighting fixtures be presented for approval when they are ready.
